Eavesdropping

To me, that sounds fine. People will tell you that they want to be able to get ALL the secrets in a mansion on one playthrough, but I've never subscribed to that philosophy. I think it's fine to split up the paths, as long as you give the player some hint that there was a path untaken, so he/she can go back and look for it next time.

With a mansion like this, which is so short and encourages players to try different things, it's especially reasonable to split secrets up along different paths, and if you're not thinking of one path being
better
than another path, then it should be possible to get 100% either way. So I think you did it right.
